How Sell Chicago Properties handles email marketing, SMS, Do-Not-Call duties, communication preferences, and real estate alerts.

Email Marketing Consent
- Sell Chicago Properties sends marketing email only after a visitor takes an affirmative action that signals consent, such as submitting a newsletter sign-up form, requesting a CMA report, requesting a property alert, or affirmatively opting in on a lead form.
- Every marketing email identifies Sell Chicago Properties as the sender, includes a valid physical postal address, includes a clear and conspicuous unsubscribe mechanism, and uses an honest subject line. This is consistent with the federal CAN-SPAM Act (15 U.S.C. 7701 et seq.).
- Unsubscribe requests are honored within ten business days. Once unsubscribed, your email is added to an internal suppression list so future marketing campaigns do not re-send to that address.
- Transactional email related to an existing inquiry, transaction, showing, inspection, contract, or closing is not marketing email and may continue after a marketing unsubscribe when needed to respond to your request.
SMS / Text Marketing & TCPA
- Sell Chicago Properties sends marketing text messages only after the recipient has provided prior express written consent, as required by the federal Telephone Consumer Protection Act (TCPA) (47 U.S.C. 227) and FCC implementing rules at 47 C.F.R. 64.1200.
- Consent is collected through a clear opt-in mechanism that identifies Sell Chicago Properties as the sender, describes the type of messages that will be sent, discloses estimated message frequency, and discloses that consent is not a condition of purchase or service.
- Estimated message frequency varies by program. Property alerts and listing updates may send up to several messages per week. Transactional updates send only when an event in your inquiry or transaction triggers them.
- Reply STOP to any marketing text to opt out. Reply HELP for support information. Standard message-and-data rates may apply from your wireless carrier. Sell Chicago Properties is not responsible for carrier charges.
- Mobile phone numbers are never sold or shared with third parties for the third party's own marketing purposes. Service providers that help deliver SMS may process the data only on Sell Chicago Properties' behalf and under contract.
Do-Not-Call Compliance
- Sell Chicago Properties honors the federal Do-Not-Call Registry maintained by the Federal Trade Commission and the Federal Communications Commission, the Illinois Do-Not-Call list, and any state-level Do-Not-Call list applicable to the recipient.
- Numbers on a Do-Not-Call list are not called for general telemarketing purposes. Calls to a person who has an existing inquiry, transaction, or established business relationship with Sell Chicago Properties may still occur in connection with that specific matter, consistent with applicable law.
- Sell Chicago Properties maintains an internal company-specific Do-Not-Call list. A request to be added to that internal list is honored regardless of whether the number is on a federal or state list. Such requests are recorded and retained for at least five years.
- To request placement on the internal Do-Not-Call list, contact (630) 290-9959 or email info@sellmychicagoproperty.com with the phone number to suppress.
Communication Preferences
- You may update communication preferences at any time. Options include reducing message frequency, switching channels (email, SMS, phone), pausing marketing communications for a defined period, or opting out entirely.
- Preference changes are processed promptly. Some scheduled campaigns may already be queued at the time of a preference change and may take a short period to fully reflect the update.
- If you change phone numbers or email addresses, update us so prior consent is properly mapped to the new contact channel and stale data is not used.
Real Estate Marketing (CMA reports, property alerts)
- Comparative Market Analysis (CMA) reports, property valuation estimates, neighborhood comp reports, buy-box property alerts, and Coming Soon listing alerts are marketing communications. They are sent only after the visitor opts in by requesting that specific service.
- CMA and valuation reports use available data from public records, MLS where licensed, and third-party data providers. They are estimates, not appraisals, and they do not promise a sale price, offer, or specific outcome.
- Property alerts are based on filters you provide. Filters can be adjusted or paused at any time. Receiving a property alert does not create a buyer or seller representation relationship; a written brokerage agreement is required for a representation relationship.
- Marketing that relates to listing activity by Montserrat Fernandez Velasco is conducted under the Illinois Real Estate License Act of 2000 (225 ILCS 454) and 68 Ill. Adm. Code 1450. Listing marketing identifies the brokerage on record where required.
Unsubscribe
- To unsubscribe from marketing email, use the unsubscribe link at the bottom of any marketing message, or email info@sellmychicagoproperty.com with the subject line "Unsubscribe."
- To unsubscribe from marketing SMS, reply STOP to any marketing text. To unsubscribe from a specific list (for example, Coming Soon alerts), reply STOP from a list-specific message or email the request.
- To be removed from marketing phone calls, request placement on the internal Do-Not-Call list as described above.
- Unsubscribe applies to marketing communications. Transactional messages tied to an active inquiry or transaction may continue when needed to respond to a request.
